A budget of three-quarters of a million dollars goes a long way in a lot of Canada. Here are ten researched communities where the published prices sit well under it.

We started with the twenty communities we have researched in full, and kept the ones where we could find a current, published home price under $750,000. Every figure below names its measure, its area and its source, because those differ from board to board and a price with no context is just a headline.
That means the list is not a ranking, and the prices are not a like-for-like comparison. One board publishes a benchmark for a single-family home, another an average across every kind of sale, another a median. Read each number as “roughly here”, not as a scoreboard.
Fredericton, NB

Sherbrooke, QC
$461,400 — Median price, single-family detached (Q2 2026), Sherbrooke, per Royal LePage. Lac des Nations, a mural circuit and a university city that lives in French, which is a real change for most English speakers. January averages −11.9 °C.

Stratford, ON
$585,500 — Average sale price, all home types, Stratford, August 2026, compiled from Toronto Regional Real Estate Board data. The Stratford Festival, Avon River walks and a walkable downtown. January averages −6 °C.
Campbell River, BC
$690,000 — MLS® HPI benchmark, single-family home, Campbell River, August 2026, per Vancouver Island Real Estate Board. Discovery Pier, ocean views and forest outings close to town: Vancouver Island at the top of this list’s price range. January averages 2.6 °C.
The price of the home is only part of what a move costs. Provincial land or property transfer taxes vary a great deal from one province to the next. Then there are legal fees, movers, the first round of repairs, and condo fees if you are buying into one.
Running costs matter as much as the purchase. Heating a house through a Fredericton winter is a different line in the budget from heating one in Campbell River, and insurance, property tax and the cost of visiting family all move with the address. A cheaper house in a far-off province can cost you money in flights.
Winnipeg is also under the line, with an average detached price of $439,216 in August 2026, but at three-quarters of a million people it is a city rather than a town, so we left it out of a list about towns. Several other communities we have researched are missing because we could not verify a current price: Penticton, Red Deer, Collingwood and Truro. We would rather leave them out than guess.
Nanaimo, Parksville, Niagara-on-the-Lake, Sidney and Victoria are above $750,000 on the figures we hold. That does not make them poor choices. It means the budget has to stretch further there.
Pick two or three that appeal and read their guides, then save them to a shortlist and compare them side by side. The interesting question is rarely “which is cheapest?” It is which of them you can picture doing an ordinary Tuesday in, at a price that does not keep you awake.
